The good news is that most drainage problems are solvable. Understanding the basics of how water moves around your property — and what to do when it is not moving in the right direction — can save you from a very costly repair down the road.
Why Drainage Matters More Than Most People Think
Water that sits against your foundation does not just cause wet basements. Over time, hydrostatic pressure — the force of water-saturated soil pressing against a foundation wall — can cause cracking, bowing, and in severe cases, structural failure. Water that pools in low spots in your yard kills grass, creates mosquito breeding grounds, and makes outdoor spaces unusable for days after a rain.
Inside the home, chronic moisture intrusion leads to mold, mildew, wood rot, and compromised air quality. These are not cosmetic problems — they are health and safety issues that compound over time.
The earlier a drainage problem is identified and addressed, the less it costs to fix. A drainage correction that runs a few thousand dollars today can prevent a foundation repair that runs tens of thousands later.
Grading: The Foundation of All Drainage
Before any drain system can do its job, the ground itself needs to be moving water in the right direction. That is what grading is — the deliberate shaping of the land to control where water flows.
What Proper Grading Looks Like
The standard recommendation is that the ground should slope away from your home's foundation at a rate of at least six inches over the first ten feet. That slope ensures that rainwater and snowmelt drain away from the structure rather than pooling against it.
Over time, grading can shift. Soil settles, landscaping changes, and additions or renovations can alter the way water moves around a property. A yard that drained perfectly when a home was built may develop problem areas years later with no obvious cause.

- Water pools near the foundation after rain
- Basement walls show water stains, efflorescence (white mineral deposits), or dampness

French Drains: Moving Water Through the Ground
A French drain is one of the most effective and versatile drainage solutions available. At its core, it is a trench filled with gravel and a perforated pipe that collects groundwater and subsurface water and redirects it to a safe discharge point — a storm drain, a dry well, a swale, or daylight at the edge of the property.
How They Work
Water naturally moves toward the path of least resistance. A French drain creates that path deliberately. The gravel-filled trench allows water to enter from the surrounding soil, the perforated pipe collects it, and gravity carries it away. A properly installed French drain is wrapped in filter fabric to prevent soil from clogging the gravel over time.
Where French Drains Are Used
- Along the perimeter of a foundation to intercept groundwater before it reaches the structure
- At the base of a slope where water runs downhill and collects
- In low spots in the yard that hold water after rain
- Behind retaining walls to relieve hydrostatic pressure and prevent wall failure
- Around pool decks and patios to prevent water from undermining the surface
A French drain is not a surface solution — it handles water that is moving through the soil. For water that collects on the surface, a catch basin is often the better tool.
Catch Basins: Capturing Surface Water
A catch basin is a surface inlet — typically a grated box set flush with the ground — that collects standing water and channels it into an underground pipe system. Think of it as a drain for your yard the same way a floor drain works inside a building.
Where Catch Basins Are Needed
Catch basins work best in areas where surface water collects and has nowhere to go on its own:
- Low spots in a lawn or patio that hold water after rain
- At the base of a driveway where runoff pools
- In landscaped areas where water cannot drain fast enough through the soil
- At the bottom of a slope where sheet flow concentrates
The grated top keeps debris out while allowing water to flow in freely. The collected water is then piped underground to a discharge point away from the home or into the municipal storm system where permitted.
Catch Basins vs. French Drains
These two systems solve different problems and are often used together. A French drain handles subsurface water moving through the soil. A catch basin handles surface water that has already pooled. A complete drainage solution for a problem yard frequently includes both.
Downspout Burial: Getting Roof Water Away From the Foundation
Your gutters collect an enormous amount of water during a rain event — a 1,500 square foot roof can shed over 900 gallons of water in a one-inch rainstorm. Where that water goes when it leaves the downspout matters enormously.
Most homes discharge downspouts at grade level, which means the water dumps out right next to the foundation and either pools there or runs along the side of the house. Even with splash blocks, this is a significant source of foundation moisture and erosion.
How Downspout Burial Works
Burying downspouts means connecting the downspout to an underground pipe that carries the water away from the home and discharges it at a safe distance — typically 10 feet or more from the foundation, or into a catch basin or dry well. The pipe runs underground so there is nothing visible at the surface.
Why It Makes a Difference
- Eliminates the single largest point source of water near the foundation
- Prevents erosion channels in landscaping caused by concentrated downspout flow
- Removes the wet, muddy areas that form at downspout discharge points
- Protects mulch beds and plantings near the house from being washed out repeatedly
- Significantly reduces the moisture load on the foundation over time
Downspout burial is one of the most cost-effective drainage improvements a homeowner can make. The materials are straightforward, the installation is relatively simple, and the impact on foundation moisture is immediate and measurable.
How to Tell If You Have a Drainage Problem
Not all drainage issues announce themselves with a flooded basement. Many develop slowly and show up as subtle signs that are easy to dismiss:
- Efflorescence on foundation walls — white chalky deposits left by water moving through concrete
- Musty smell in the basement — moisture is present even if you cannot see standing water
- Cracks in the foundation — can be caused or worsened by hydrostatic pressure
- Soft or spongy spots in the lawn — indicate water is not draining through the soil properly
- Erosion channels in the yard or along the foundation
- Staining on siding near downspouts or at grade level
- Doors or windows that stick — can indicate foundation movement caused by soil saturation
